华坊谘询料鸭(月利)洲海旁道住宅地估值11.8亿至12.2亿元
华坊谘询评估有限公司资深董事梁沛泓表示,鸭(月利)洲海旁道中型住宅地(鸭(月利)洲内地段第137号)将於本周五(22日)截标,地盘占地约12,150平方尺,最高可建住宅楼面88,281平方尺,而商业用途的楼面面积则按照卖地条件中的相关条件计算,降低每尺住宅楼面可换取约1.9尺的商业楼面。
该地皮毗邻新地(00016.HK)、嘉里建设(00683.HK)、百利保(00617.HK)发展的豪宅项目南湾,物业落成後可享香港仔南避风塘及深湾游艇会一带的海景。但由於地皮呈长条形,兴建市场较受欢迎的中小单位的话,後未必所有单位都可享海景,发展商需在开则上要多花心思。另外,卖地章程亦要求兴建私家车及电单车车位,并要保养项目毗邻的一幅斜坡。
该区目前较缺乏公共交通,只有一条小巴路线,如要乘搭巴士则需步行12分钟至渔安苑,到利东港铁站及利东村商场要走更远。
由於是次地皮规模适中,总投资金额不高,加上港岛区地皮较罕有,预计能吸引中小型发展商入标。华坊谘询评估预计是次入标反应热烈,中标发展商会以7.6至8倍地积比开则,楼面尺价12,400至13,000元,地皮可售约11.8亿至12.2亿元。
