中國海外發展(00688.HK)：一季度經營利潤跌24.9%至56.1億元 合約物業銷售額跌11.7%
格隆匯4月23日丨中國海外發展(00688.HK)披露2020年第一季度業務回顧、經營情況及財務表現情況。2020年第一季度，新冠肺炎疫情在全球出現大流行，拖累全球金融市場動盪，世界經濟增長的前景展望黯淡。中國內地疫情在三月中旬顯著緩和，企業快速復工復產，房地產市場在季度末開始出現恢復的態勢。中央政府應對經濟下行壓力與疫情影響而持續加大逆週期調節，確保經濟穩中求進，有利於房地產行業平穩健康發展。在疫情影響下，香港住宅市場交投放緩，惟剛性需求仍存在。長遠而言，集團對香港樓市充滿信心。
2020年初，受突發的新冠肺炎疫情影響，房地產行業首兩個月銷售明顯下滑，集團連同合營公司及聯營公司(統稱“集團系列公司”)首兩個月累計合約物業銷售同比下降22.7%。隨着疫情在中國內地逐步受控，集團在三月份的銷售逐步恢復，月銷售達人民幣267.7億元，同比增加7.0%。2020年第一季度，集團系列公司累計完成合約物業銷售總額為人民幣597.2億元，同比下降11.7%。
期內，集團以權益地價合共人民幣90.3億元在內地兩個城市購入四幅土地，新增總樓面面積64.7萬平方米(實際權益為48.7萬平方米)。
截至2020年3月31日止3個月，集團的經營業務收入為人民幣206.8億元，同比下降14.7%，經營溢利為人民幣56.1億元，同比下降24.9%。集團第一季度經營溢利同比下降的主要原因為：1.第一季度結轉規模有限，受新冠肺炎疫情影響，結轉規模比去年同期減少。2.疊加受疫情因素影響，近期境外金融市場動盪，人民幣雙邊波動較大，第一季度產生匯兑虧損，而去年同期則為匯兑收益。
於2020年3月31日，集團的銀行結餘及現金為人民幣997.4億元，淨借貸比率則為39.4%。集團充裕的資金、穩健的財務狀況，令集團能具備良好條件捕捉市場機遇。
集團認為第一季度業績對預測全年利潤變化的參考意義不大。集團預計第二季度業績有待恢復。
