弘信電子(300657.SZ)及控股子公司擬分別向關聯方弘信通訊租賃廠房
格隆匯4月10日丨弘信電子(300657.SZ)公佈，公司及控股子公司廈門鑫聯信智能系統集成有限公司(“鑫聯信”)擬分別向關聯方廈門弘信通訊科技有限公司(“弘信通訊”)租賃廠房。
為提高元器件貼裝自給率，公司通過非公開發行募集資金以建設電子元器件表面貼裝智能化生產線。因公司產能擴充及廠房規劃調整，公司廈門工廠自有廠房已不能滿足需求。因此，公司擬向弘信通訊租賃位於廈門火炬(翔安)產業園區春風西路4號弘信移動互聯創業園(“春風廠”)2#樓第2層、第3層面積共15609.62平方米廠房用於電子元器件表面貼裝智能化生產線建設，租期十年。初始含税月租金標準為第2層16元/平方米，第3層15元/平方米。自第四年起，租金每兩年遞增一次，增幅5%。租賃期內租金合計3498.95萬元，物業管理費約224.78萬元(初始物業管理費為含税1.2元/平方米/月，第四年起物業管理費參照周邊可比項目調整)。
因公司廈門廠區規劃調整，公司控股子公司廈門鑫聯信智能系統集成有限公司(“鑫聯信”)擬從公司翔海廠搬遷至春風廠，向弘信通訊租賃春風廠2#第4層面積為7804.81平方米廠房以從事電子元器件表面貼裝智能化生產，租期十年。初始含税月租金標準為14元/平方米，自第四年起，租金每兩年遞增一次，增幅5%，租賃期內租金合計1580.17萬元，物業管理費約112.39萬元(初始物業管理費為含税1.2元/平方米/月，第四年起物業管理費參照周邊可比項目調整)。
租賃期內，租金合計5079.12萬，物業管理費合計約337.17萬。
因公司廈門工廠廠房已不能滿足自身需求，隨着公司產能進一步擴充，公司將自身原有SMT生產線、從事SMT業務的控股子公司鑫聯信搬遷至春風廠，並將公司SMT募投項目實施地點變更至春風廠，有利於SMT生產集中管理，亦有利於公司優化廈門廠區整體規劃。
公司擬租賃期限為10年，期間廈門弘信通訊不得提前終止合同，保障了租賃的穩定性。同時，公司在提前6個月通知的情況下可以提前終止合同，有利於公司根據經營需要靈活調整後續租賃安排。
