格隆匯3月30日丨綠地香港(00337.HK)發佈年度業績,2019年財政年度,公司實現溢利約為人民幣30.41億元,按年增長約54%;公司擁有人應占年內溢利約為人民幣24.74億元,按年增長約43%;毛利增長約32%至約人民幣54.55億元;核心淨溢利約為人民幣25.48億元,按年增長約47%;每股基本盈利約人民幣0.88元;建議末期股息每股0.25港元。

回顧年內,集團錄得總收益較2018年增加約14%,主要原因是2019年售出及交付物業面積有所增加。年內已售出及交付項目的總建築面積為130.61萬平方米,較2018年增加約27%。平均售價約為每平方米人民幣12,739元。物業銷售收益約為人民幣169.95億元,同比增加約15%。

憑藉母公司綠地控股(600606.SH)的規模優勢及品牌影響力,集團準確把握項目定位及定價策略,搶抓銷售窗口期,積極推動高質量項目,同時,透過更多元化的產品系列,提升銷售業績。2019年,集團錄得合約銷售總額約人民幣484.58億元,按年增幅約為28%,年內平均銷售價為每平方米人民幣14,810元,包括出售上海綠地黃浦濱江股權的影響。回顧年內,集團合約銷售額的主要來源分佈於泛長三角和泛珠三角的重點區域,當中上海、江蘇及廣西項目分別貢獻了約24%、20%及17%的合約銷售額。其他合約銷售額的核心項目主要包括雲南項目約15%和浙江項目11%。

土地儲備方面,回顧年內,集團有策略有計劃地在泛長三角及一帶一路核心城市優勢區域增加土地儲備。於截至2019年12月31日止年度業績公告日期,集團擁有土地儲備約2137萬平方米,主要策略性地分佈在中國泛長三角區域及泛珠三角區域的主要城市的核心地段。集團的土地儲備足夠支持近幾年的發展需求,未來亦將不斷尋找具發展潛力的優質土地項目。

綜合各方面情況來看,2020年綠地香港仍將面臨較為嚴峻複雜的外部環境,集團需集智聚力,攻堅克難,拓浪前行,仍需將“狠抓成績單、狠抓增長點、努力出亮點、努力練內功”這20字的工作要求貫徹落地。不斷提升在市場競爭優勢,推動企業高質量發展。集團將持續提升“房地產+”的業務戰略,佈局文商旅、體育大生活、醫康養等地產項目,進一步開發及儲備優質地塊,深耕泛長三角及泛珠三角地區等核心城市,並積極響應國家戰略,推進一帶一路建設,重點佈局大灣區,強出力區域建設;加快老舊城區改造、喚醒城市發展新動能。集團將進一步加強運營及成本管控,提高效益,並精益集團6+X的品牌系列,滿足房地產市場多層級的消費需要,提升集團整體競爭力及市場影響力,為業務持續穩定發展打下堅實基礎。
