陈启宗:现阶段无法预测全年业绩 料20%租金增长或减半
恒隆集团(00010.HK)主席陈启宗於年报表示,如果新型肺炎疫情於4月前退去,公司香港租金跌幅有望不会如预期般大,又指会视乎每位租户的需要磋商租金,根据本地及海外的过往经验,公共卫生威胁一旦结束,市况便会反弹,负面影响也不会延伸到下年度。
他写於2月下旬的董事长致股东函的补充资料提到,去年底制定今年财务预算时,预计内地的表现会相当好,1月业绩确实非常强劲,直至1月最後一星期才开始受到影响,又指由於没有人知道疫情何时退去,又如何结束,因此於现阶段无法预测全年业绩,但预期近20%租金增长可能会减半,甚至更多。
他又提到,原定第三季开业的武汉恒隆广场仍可在年底前开幕。而上海港汇恒隆广场的资产优化计划进度,以及其他如住宅发展等在建项目可能会稍为延迟。同时,集团需要留意疫情结束後奢侈品商户的意愿,希望在磋商新租约时,不会受到太大影响。(ka/W)~
