越秀地產(00123.HK)附屬斥39.26億元競得廣州市番禺區一幅地塊
格隆匯3月24日丨越秀地產(00123.HK)發佈公告,於2020年3月23日,公司透過廣州城建開發南沙房地產有限公司(其擁有約95.48%權益的附屬公司),通過公開掛牌方式以人民幣39.26億元,並以住宅+配建模式,成功競得廣州市番禺區漢溪長隆107、111地塊。
該地塊佔地面積約16萬平方米,總可建築面積約44.24萬平方米,其中計容建築面積約31.76萬平方米。按計容建築面積計算,平均土地成本每平方米約為人民幣12,361元。該地塊性質為住宅用地。根據住宅+配建模式,項目公司需配建華南理工大學廣州國際校區二期的第一批工程,建設面積42.22萬平方米,與該地塊分開。配建工程成本預計約人民幣39.37億元,公司目前計劃透過外部融資(包括房地產開發貸款)為有關成本提供資金。建成後,配建工程將無償移交給廣州市政府指定部門。倘將配建工程成本納入考量,則該地塊按計容建築面積計算,平均土地成本每平方米約為人民幣24,755元。
公司稱,該地塊屬番禺核心地段,位於廣州中心區域南部的漢溪長隆板塊,處於地鐵7號線南村萬博站和地鐵3、7號線漢溪長隆站之間,番禺區漢溪大道北側。該地塊西面緊鄰長隆景區,景觀資源優越;東面為萬博商圈,商業氛圍濃厚。董事會認為,公司將以合理價格收購該地塊,並將增加公司的優質土地儲備,進一步鞏固其於廣州的戰略地位。
