《大行報告》花旗:內房首兩月數據弱符預期 料次季開始逐步復甦

花旗發表報告指,受到新型冠狀病毒疫情影響,國家統計局公布的今年首兩個月房地產數據一如預期放緩,其中銷售額按年下跌35.9%,銷售面積則按年減少39.9%。以區域計,包括湖北在內的華中地區見最大跌幅,銷售額及面積分別下跌45.2%及46.4%。

該行表示,由於內房發展商的建築及銷售活動在2月24日開始逐步重啟,並在3月接近全面恢復,預期行業銷售及建築活動會在第二季開始逐步改善。由於傳統上首季的新盤推售較為鬆懈,因此料行業第二季的改善可配合積壓需求。

該行估計,內房今年第一季及第二季的銷售按年分別下跌30%及15%,下半年則有10%的改善,全年計全國銷售料下跌4%。行業股份方面,花旗喜好資產負債表較安全及盈利能見度高的企業,首選包括世房(00813.HK)、中國金茂(00817.HK)、時代中國(01233.HK)、旭輝(00884.HK)、融創中國(01918.HK)及龍湖(00960.HK)。
