美联:美减息正面适逢减价潮 料加速刚需用家入市

美国联储局昨晚(3日)突然减息半厘,美联物业住宅部行政总裁布少明表示,相信可为低迷的楼市带来正面作用,加上适逢楼价回调,有望加速买家入市,随着本月多个新盘项目有望登场,估计本月一手交投可望从2月低位急升逾1.8倍至约1,000宗水平。是次美国减息,是自2008年金融海啸後首次出现「突击式」减息用以提振经济。虽然基於本港息口已处於极低水平,大型银行或不会跟减,但是香港金管局将贴现窗基本利率下调50基点,降至1.5%,估计银行同业拆息(Hibor)有机会下调,故采用H按供楼人士的供楼支出或因此减轻。此外,定期存款利率亦有机会下调,可能令部分资金流入资产市场。是次突然减息更令市场憧憬各国将持续放水救经济,息口持续低企对楼市影响属正面,加上适逢减价潮,有助加速刚需用家入市「寻宝」。布少明强调,低息持续虽然有机会增加业主对後市信心,惟在经济现下行压力,相信二手楼价难大幅反弹,一、二手交投量料显着从低位回升,当中一手受惠於发展商推盘步伐加快,一手交投有望从2月约350宗的低位,急升逾1.8倍至约1,000宗的水平,二手交投则从2月估计的2,600宗升近27%至3月估计3,300宗水平。
