美聯工商舖:1至2月四大核心區吉舖數目飆升至689間 空置率9.2%創新高
美聯工商舖研究部最新數據顯示,今年1至2月四大核心區(尖沙咀、旺角、銅鑼灣、中環)吉舖數目飆升至689間,空置率為9.2%,創該行有紀錄以來新高,吉舖於短短半年間增加逾200間,而銅鑼灣空置率高達12.2%,繼續冠絕四大核心區。該行認為,上述數據仍未完全反映新冠肺炎的衝擊,預計今年第三季的空置率仍會上升,而舖市更已進入「超大型調整期」,預計核心區舖租售價將重返2006至07年的水平。美聯工商舖行政總裁黃漢成指出,這項調查原本於每年年中進行一次,但鑑於近月先後有社會運動及新冠肺炎出現,舖市情況受市場關注,因此決定於1至2月,再度進行這項統計,令數據更貼市,以應付市場需要。他續指,今次調查包含156條街道,共涉7,503間商舖,由於是次調查於農曆新年前後進行,故數據主要反映社會運動發生逾半年後,以及新冠肺炎初期時,對舖市的影響。至於疫症大爆發後的舖市變化,相信要待第三季的數據才會全面反映出來。
