深物業A(000011.SZ)擬實行物業租金減免措施支持企業緩解經營困難

格隆匯3月2日丨深物業A(000011.SZ)公佈,為共同抗擊疫情,積極履行社會責任,加快落實深圳市委市政府、市國資委關於應對疫情支持企業共渡難關的相關決策部署,鼎力支持企業緩解經營困難,提振市場信心,經公司研究,決定實行物業租金減免措施,具體安排如下:

(一)減免物業範圍

公司本部及所屬企業持有、委託管理及代管的物業,含廠房、創新型產業用房、寫字樓、商鋪、經營性停車場、配套服務用房等。

此次減免涉及物業面積約30.51萬平方米,其中深圳市內物業28.31萬平方米,深圳市外2.20萬平方米。

(二)租金減免對象

租用公司本部及所屬企業物業,且未發生惡意欠租、違反租賃合同情況,屬於非國有企業、科研機構、醫療機構、個體工商户及經營性自然人的承租方。

此次減免共涉及租户438家,其中深圳市內免租430家,深圳市外免租8家。

(三)租金減免標準

1.合同處於有效期內的物業,免除2020年2月1日至3月31日共計2個月租金。

2.新簽訂租賃合同處於免租期、裝修期內的,免租期順延2個月。

按照租賃合同預計共減免租金2495.68萬元,其中深圳市內物業減免金額為2434.61萬元,深圳市外物業減免金額為61.07萬元。具體減免金額以實際執行金額為準。

此次免租安排預計減少公司 2020年營業收入約人民幣2376.84萬元,剔除託管、代管物業分成及管理費後,在不考慮其他成本費用的情況下,減少公司淨利潤約1507.66萬元。

此次免租安排系公司在新型冠狀病毒肺炎疫情背景下,充分踐行國企社會責任,彰顯國企使命擔當的具體表現,為保障城市平穩運行和經濟穩定增長作出貢獻,有利於進一步提升企業形象,增強企業軟實力。
