恒隆:已向旗下逾7成本港租户提供租务帮助 并就「武汉肺炎」采取措施
恒隆地产(00101.HK)行政总裁卢韦柏在业绩发布会上表示,有见香港过去六个月的零售环境欠佳,集团在去年下半年主动向逾70%的租户提供帮助,但要视乎地点及其业务,形容超市及餐饮业的影响相对较小。被问及续租租金的下调空间时,他没有就此作正面回应,仅指希望社会事件对香港零售影响会愈来愈低,会在未来数月继续与租户保持联络。
被问及「武汉肺炎」会否对集团有影响时,他指出早在12月底时已有采取应对措施,将所有内地及香港物业的清洁频率由以往的每日一次,增至每日两次。公司亦有指引予员工,当他们生病时要通报予人事部。而他认为目前仍未看到相关事件对零售势头有影响。
他提到,内地与香港市场都会一同发展,指集团一直有参与官地买卖,而地皮亦都不一定要从公开渠道购买,在发展内地业务的同时亦不代表会减慢香港业务的发展。
对於集团2019年度的流动资产大幅下跌,首席财务总监何孝昌指这都是在预计之中,因为集团要在2019年2月初支付杭州地块的地价,同时2019年亦有数个新物业落成,因此需要支付资本性开支。他又指,在目前息口低企的情况下,集团有意将现金水平逐步降低。
