第一太平戴維斯:去年末季本港整體寫字樓租金按季跌幅擴至1.5%
第一太平戴維斯發布首季寫字樓租賃市場報告指出,所有地區的租金在2019年第四季均錄得負增長。整體租金按季下跌1.5%,幅度較第三季(-1%)輕微擴大。所有地區當中,灣仔/銅鑼灣錄得最大租金跌幅(-2.5%),其次是中環(-1.7%)及尖沙咀(-1.6%)。
期內九龍的租金跌幅較少,當中,九龍東及九龍西的租金分別在第四季下跌0.7%及0.4%,與第三季的情況類同。
零售和酒店業受到的打擊大,行業面臨巨大成本壓力,並將審視其辦公租賃成本。由於大型零售品牌集中在九龍東及尖沙咀等非核心地區設置總部,通過搬遷辦公室而潛在節省的開支將相當有限,難以抵銷成本壓力。因此,認真考慮節省開支的公司多數會尋求減租或者棄租。
該行補充,今年供應量嚴重受限,僅有荃灣一項目為市場帶來31.7萬平方呎的供應。供應量緊絀將為租金提供支撐。
社會局勢動盪,加上中美貿易關係持續緊張,預期寫字樓租金在2020年將全面下跌。其中,核心區租金預計下跌5%至10%,非核心區甲級寫字樓租金預計下跌10%至15%。九龍東及尖沙咀等地區的租戶較側重於旅遊及貿易業,下調幅度將較為顯著。
該行香港研究及顧問諮詢部主管盛世民稱,儘管今年新供應非常有限,預計本地寫字樓市場在2020年會放緩,所有地區的租金會進一步下跌。如果股市和IPO市場保持健康,中環的租金應該受到的影響較小。
該行香港副董事總經理及商業樓宇租務部主管劉偉基稱,各個主要租戶需求群體目前都面臨壓力,包括共用工作空間營運商、保險、零售和酒店業,由於類似行業於某些地區聚集,他們首選的營業地點將會出現壓力。
