美联黄建业:楼市具「牛市底」有上行空间 料全年最多升价5%

美联集团(01200.HK)主席黄建业指出,持续两年的政经震荡波及楼市,令楼价及成交持续波动,当中楼价已连续两年先升後跌,是为史上首次出现「M型走势」。惟相信香港最坏时刻已过,预期2020年楼市将展新气象,出现多个变化,料楼价走势转为「U型」,上半年先跌後稳,如下半年经济情况明朗即有机会回升,预计全年楼价最多升约5%,长远看升。

他又预期新一年楼市或有以下转变:新盘热卖带动,楼市「阳春早至」,来去匆匆;放宽按揭释放换楼链,中小型楼带动大市;及租金带动商铺市况持续向下调整,民生铺抗跌力较高。

黄氏强调,本港楼市基础稳健,具「牛市底」,与沙士时期不可同日而语,现时低息环境持续,加上供应长期不到位,皆是对楼市的有力支持。去年《施政报告》提出放宽按揭保险上限,更直接增加首置人士的购买力。楼价本身具备上升空间,只是受经济因素拖累,影响港人入市信心。

现时楼市处於「牛熊分界」,楼价「牛皮整固」短线受压,难以向上突破,是在「休养生息,健康调整」。
