《大行报告》花旗一举升恒隆地产(00101.HK)评级至「买入」 升目标价至21.1元

花旗发表报告表示,一举升恒隆地产(00101.HK)投资评级,由「沽售」升至「买入」,将目标价由16.1元升至21.1元,此相当每股资产净值(NAV)折让收窄至35%(此前予折让50%作估值),以反映对本港住宅、写字楼及零售商场今年预测,指今次属自2013年7月以来首度改变对其看法。

该行估计,恒隆地产将可受惠内地削减关税提振内需,特别是奢侈品商品,而公司作为内地高端商场营运商,可享有具独特的估值溢价,并相信今年内地租务市场增长可领先利息支出,兼且恒隆地产正提供股息回报4.4厘,估值吸引。

花旗表示,下调对恒隆地产2019年每股盈利预测8.6%至0.98元,上调公司2020年每股盈利预测1.5%至1.12元,并调高对其2021年每股盈利预测8.1%至1.22元。
