新大正（002968.SZ）深交所上市：市值近28億，70歲老阿姨身價超8億

重慶新大正物業集團股份有限公司（簡稱“新大正”，證券代碼：002968）今日在深交所上市，發行價為26.76元/股，募集資金淨額為4.35億元。
新大正募資用於企業信息化建設項目、物業業務拓展項目、人力資源及企業文化建設項目、市政環衞業務拓展項目、停車場改造及投資建設項目等。
新大正是在深交所上市的第一家物業管理公司，今日開盤價為32.11元，收盤價為38.53元，漲幅為43.98%。以收盤價計算，新大正市值為27.6億元。
新大正董事長為王宣，1948年出生，1998年至2016年8月，先後擔任大正有限法定代表人、總經理、董事長；2016年8月至今任新大正法人、董事長。
王宣到今天已經超過70歲了，成為了老阿姨，但身價超過8億。
上半年淨利6644萬元 同比增長14.4%
據介紹，新大正創於1998年，是重慶市最早成立的專業物業管理公司之一。新大正專注於中國未來智慧城市公共建築與設施的管理和運營，建立了公共物業、辦公物業、航空物業、學校物業、商住物業五大綜合業態板塊，主要為多種類型的城市項目提供一體化綜合服務。
截止2019年9月30日，新大正流動資產餘額為34,964.52萬元，流動負債餘額為18,285.10萬元，資產總額為50,273.67萬元，歸屬於母公司股東的所有者權益為29,206.14萬元。
新大正的流動資產、資產總額與2018年末相比基本持平，流動負債較2018年末有所下降，主要是由於本期末獎金計提期間為9個月，導致應付職工薪酬減少，以及其他應付款項小幅減少所致，歸屬於母公司股東的所有者權益較2018年末有所增加，主要是由於公司本期盈利所致。
新大正2019年1-9月營業收入為7.53億元，較上年同期增長15.67%；營業利潤為9020萬元，較上年同期增長21.22%；
新大正利潤總額為8994.16萬元，較上年同期增長20.54%；扣除非經常性損益後歸屬於母公司股東的淨利潤為6644萬元，較上年同期增長14.40%。
王宣持股38.57% 深創投為小股東
IPO前，王宣直接持38.57%股權，為大股東；李茂順持股9.31%；陳建華直接持股2.33%；廖才勇直接持股2.23%。
王宣、李茂順、陳建華、廖才勇合計直接持有52.44%的股權。
大正諮詢持有23.26%的股權，根據大正諮詢《合夥協議》第十二條第1項關於“本合夥企業由普通合夥人執行合夥事務。

本合夥企業委託4名普通合夥人對外代表合夥企業執行合夥事務”的規定，王宣、李茂順、陳建華、廖才勇通過擔任大正諮詢的執行事務合夥人，間接支配大正諮詢所持發行人股份。
王宣、李茂順、陳建華、廖才勇簽署了《一致行動協議》，約定在新大正日常經營及其他重大事宜決策等方面保持一致行動，如無法達成一致意見，在不違反強制性法律、法規規定的前提下，與王宣保持一致行動。
本次發行前，深創投共持有新大正2.05%的股份。
IPO後，王宣直接持股降至28.92%，依然為最大股東。大正諮詢持股為17.45%，深創投持股為1.54%。
