美聯:西九「巨無霸」商業地低預期下限批出 市場氣氛及投資風險影響出價
西九高鐵站「巨無霸」商業地在僅接獲3份標書下,最終以422.32億元批出。美聯測量師行董事林子彬表示,是次批出項目的地價低於市場預期下限,相信與項目規模龐大,投資額高,而且不准拆售等限制,以及入場門檻高有關,加上市場對後市態度保守,故亦僅吸引兩家本地大型發展商及一財團入標競投。是次以低價批出地皮,亦反映政府在底價上也按市況作出相應評估,故是次避免出現流標,但仍然成為歷史以來批出最高金額的政府地皮。
林子彬指出,是次投得地皮的發展商在區內具發展經驗,掌握市場資訊,數據亦更為貼市,估計與九龍站上蓋發展可帶來協同效應,故發展商出價亦相對積極。然而,由於目前市況環境,市場對後市更傾向保守,而且項目不可拆售及長線投資風險,故出價審慎。是次亦是繼啟德地皮後,反映政府跟隨市況釐定地皮底價,以乎合市場發展情況。
資料顯示,九龍連翔道與柯士甸道西交界商業地盤,地皮面積約64.31萬平方足,估計可建樓面約316.46萬平方呎。項目位處市區兼西九廣深港高鐵總站上蓋,可建樓面面積高逾316萬平方呎,規模龐大,不但具交通及地利優勢,發展項目亦坐擁部分維港海景,料將發展為集商業及酒店於一身的綜合式商業發展項目。
