浙江震元(000705.SZ)簽訂《越城區國有土地上房屋徵收貨幣補償協議》

格隆匯11月27日丨浙江震元(000705.SZ)公佈,為推進陽明故里保護利用,公司位於紹興市府山街道17號區塊的房屋土地等被列入徵收範圍。2019年11月27日,公司與紹興市越城區建設和交通運輸局、紹興市越城區府山街道辦事處簽訂《越城區國有土地上房屋徵收貨幣補償協議》(編號:8-08、8-09)。

協議當事人為:房屋徵收部門:紹興市越城區建設和交通運輸局(“甲方”);被徵收人:浙江震元股份有限公司(“乙方”);徵收實施單位:紹興市越城區府山街道辦事處(“丙方”)。

根據紹興市越城區人民政府房屋徵收決定(紹越政徵字【2019】19號),乙方房屋已列入府山片區17號地塊項目徵收範圍,按照《紹興市越城區國有土地上房屋徵收與補償實施細則(試行)》、《紹興市越城區國有土地上房屋徵收相關補償費標準》等有關規定,現就房屋徵收補償達成如下協議:

第一條被徵收房屋坐落上大路149號,上大路386號,合計建築面積1889.70平方米,其中已經登記的房屋建築面積1889.70平方米;房屋用途為倉儲用房1781.16平方米,商業用房108.54平方米。

第二條乙方同意該房屋由甲方徵收並選擇貨幣補償的補償方式,甲方同意丙方向乙方支付以下被徵收房屋補償款、各項費用及獎勵共計約879.12萬元,其中:被徵收房屋評估價值約654.11萬元,房屋裝修及附屬物補償小計約13.59萬元,貨幣補償20%的獎勵約130.82萬元,停產停業損失費、搬遷費、臨時安置費小計約59.61萬元,房屋調查評估獎、按期騰空搬遷獎小計約20.98萬元,其他應支付乙方的費用0.00元。

第三條甲方委託丙方向乙方收取以下費用共計0.00元,其中:1、改變為商業用房符合認定條件應補繳的土地收益金0.00元;2、其他應支付給甲方的費用0.00元。

第四條協議第二條與第三條收支相抵後,丙方須支付乙方總補償款約879.12萬元。

第五條乙方保證在2019年11月29日前搬遷並騰空房屋,交丙方驗收,乙方不得拆除、損壞房屋,違者照價賠償;若未按規定期限騰空房屋的,則取消協議第二條第5項中的房屋調查評估獎、按期騰空搬遷獎兩項獎勵,屋內物品視作放棄,丙方有權對乙方房屋進行處置。

第六條乙方被徵收房屋不動產權證(權證號/)、房屋所有權證(權證號房屋所有權證紹字第2016218號、房屋所有權證紹字第2016201號)、土地使用證(權證號紹市國用96字第9151號、紹市國用96讓字第034號)等被徵收房屋所有權屬資料在協議簽訂時移交給丙方,並全權委託丙方辦理申請註銷登記手續。

第七條乙方未在約定的時間內搬遷騰空房屋的,從逾期之日起每日按徵收補償總額萬分之一向丙方交付違約金。

此次徵收資產周邊因陽明故里建設早已徵遷,且交通受限。公司在該處已無生產經營,此次徵收對公司生產經營無影響。上述徵收事項所獲得的補償款,公司將根據《企業會計準則》相關規定進行會計處理,預計將增加淨利潤約600萬元,具體金額最終以公司年審會計師事務所審計確認後的結果為準。
