美联集团(01200.HK):施政报告後楼宇成交量倍增 料全年楼价升2%
美联集团(01200.HK)主席黄建业见记者,指自上周《施政报告》提出放宽1,000万以下单位的按揭之後,楼市即起积极反应,最近成交量增加一倍,主要是涉及800万以下位於新界及九龙的单位。他相信,在施政报告公布後,楼价跌幅将会放缓,估计全年录2%升幅。
然而,随着用家将焦点转移至中小型单位,纳米楼的表现将会大受影响,料会出现价跌量跌的情况,发展商将来亦会减少兴建纳米楼。
他又指,在外围环境及本地政治因素影响下,集团短期生意虽大受影响,长线仍会继续投资香港,相信在渡过困难时期後会有春天,会藉此段时间整理公司的效率及效益,以及加大发展周边业务,例如移民及海外地产业务等。
他又期望业主能因而减租3至4成,但目前只减租5%,坦言效益不大。在人手方面,他承诺不会裁员,会让员工自然流失,并吸纳多些能捱苦的新人入行。
