大和:料放寬按揭樓價上限 每年增加逾2000個住宅物業單位需求

就香港特首昨(16日)宣佈《施政報告》,將為首次置業人士放寬由按證公司提供的按揭保險計劃的樓價上限,當中九成按揭樓價上限由400萬元升至800萬元,而八成按揭樓價上限則由600萬元升至1,000萬元,大和發表報告迴應稱,《施政報告》絕大部分內容符合市場預期,但最令人意外是放寬按保計劃的樓價上限,但料措施可提高了每單位售價介乎600萬至1,000萬元私宅的需求。

該行估計,港府放寬按揭保險計劃的樓價上限,可令每年增加逾2,000個住宅物業單位需求,倘若買家、換樓客在二手市場購入單位,將會推高住宅樓價。

大和重申對本地地產股正面看法,並料發展商處境或未如市場原先預期般壞。該行指撇除農地資產上行風險因素,該行料發展商會轉為聚焦單位售價600萬至1,000萬的市場。該行在評估不同情境下,發展商仍有良好定位,維持甚至提高其派息。
