美聯:600萬至1,000萬元物業最受惠新政 助上車重啟換樓鏈
行政長官林鄭月娥今日(16日)發表新一份《施政報告》,宣布放寬按揭保險計劃的樓價上限,美聯物業行政總裁布少明回應稱,歡迎新措施的推出,認為有助首次置業人士上車,達至利民紓困的作用,預期樓價逾600萬元至1,000萬元物業最受惠,料此類物業的交投比例將增加。
布少明對放寬樓按的措施表示歡迎,認為有助首次置業人士上車,紓緩剛性需求。相信放寬措施對400萬元或以下細價樓的影響較少,主要是由於400萬元或以下的物業目前已可承造九成按揭,因此今次放寬措施對此類銀碼物業沒有影響;至於逾400萬至600萬元物業原本已可承造八成至九成按揭成數,因此放寬至九成,相信幫助亦相對較少;逾600萬至1,000萬元的物業最能受惠於今次放寬措施。
據美聯物業房地產數據及研究中心綜合土地註冊處數據顯示,今年首9個月二手住宅註冊量中,逾600萬至1,000萬元佔逾30%,預計放寬按揭成數會刺激此類交投比例增加,將有助上車客入市外,相信亦會刺激換樓意欲,有助重啟換樓鏈。
《施政報告》中亦提及「土地共享先導計劃」及《土地收回條例》,布少明亦歡迎有關措施,《土地收回條例》主要針對公營房屋供應的增加,而「土地共享先導計劃」同時會增加公營及私營供應,均較填海更快增加供應。由於公私營房屋比例調整至7:3後,每年私樓供應目標由1.8萬伙下調至1.35萬伙,因此新政策或令私樓供應增加,紓緩私人住宅供不應求的情況,有助樓市健康發展。
