新地促考慮空置稅是否雪上加霜 樂意配合收地建公屋
新地(00016.HK)副董事總經理雷霆在記者會上表示,近期社會事件對集團推盤部署有影響,但集團有足夠土儲,有信心未來數年香港平均每年可達成400億元的銷售目標。雷霆又表示,雖然受中美貿易戰及社會事件影響,多了準買家對入市持觀望態度,但近期行家賣樓反應不錯,可見剛性需求仍強,加上利息處於低水平及本港業主很多都供滿樓,為樓市提供支持,預期年底樓價與年初相若,全年表現平穩。
至於政府將於明日就實施空置稅的條例草案刊憲,並會在下月立法會首次會議後的例行會議提交大會首讀,雷霆表示空置稅提出的時候是一年多前,當時經濟環境較好,但政府應該考慮現時推出是否「雪上加霜」,並考慮是否有逼切性,還是可以「睇耐少少」。
此外,坊間有建議政府引用《收回土地條例》收回農地興建公屋,新地表示贊成政府多管齊下,增加公屋的供應。不過,主席兼董事總經理郭炳聯強調,計劃收回之農地必須是已規劃作公營房屋用途的土地,以符合法例的公共用途,集團樂意配合,但不應引用條例於已規劃作私營房屋或商業用途的土地,應該尊重基本法對私有產權的保障,以及公共用途在法例上的定義。如地建會所說,已劃作私人用途土地就應以現行機制繼續進行。收回土地時,應作出合理的賠償,更不應將收回的土地重新推出市場拍賣。
