郭炳联:新地(00016.HK)未来数年业绩表现多会不确定 今年将至少推五项目

新地(00016.HK)主席兼董事总经理郭炳联於报告中指,香港正面对前所未有的挑战,令集团在未来数年的业绩表现多会不确定。在未来一年,预料全球经济将继续受到民粹主义及贸易保护主义等各种挑战的影响,惟环球低息环境将有助缓和下行风险。尽管中美贸易矛盾持续,预计内地经济在货币及财政刺激措施下将以合理的速度增长,为内地楼市提供支持。

建议修订逃犯引渡条例及其後续事件引发了前所未有的社会挑战,加上全球经济放缓,香港经济短期内将持续疲弱。随着大湾区不断发展,以及香港作为国际金融及商业中心,集团将继续发展地产业务,致力为香港的中长期经济增长进一步作出贡献。虽然市场气氛转弱,但相对较低的按揭利率及持续的用家需求将支持本港住宅市场。

集团预计在香港於下一个财政年度落成作出售用途的楼面面积量为310万平方尺,其中70%已预售,集团将继续推售新项目,当中西九龙汇玺III的首批单位快将推售。在未来九个月,集团在香港推售的主要住宅项目包括东半山Central Peak第一期、毗邻天水围香港湿地公园的项目第一期、屯门海荣路项目第一期及沙田优质发展项目;集团亦计划推售一幢位於荃湾的工业大厦。内地方面,推售的主要住宅项目包括集团持有90%权益的全新项目苏州环贸广场的住宅、全资发展项目上海滨江凯旋门新一期,以及数个合作发展项目的新批次,包括中山奕翠园和佛山泷景。

最近的不明朗情况对整体租务活动及集团的物业投资组合表现已有所影响,惟新开业或於未来落成的物业将为集团的经常性收入带来额外收益。香港方面,继港铁南昌站上盖商场V Walk於7月开幕後,全新商场北角汇及帝逸酒店计划於今年下半年开始营运。内地方面,经重新间隔的北京NTP新城广场於7月隆重开业,反应理想,而南京国金中心一期近期已陆续交付租户。上海ITC第一期的商场将於年底开业。
