中国金茂(00817.HK)上半年实现净利润36.97亿元 同比增长12%
格隆汇8月28日丨中国金茂(00817.HK)发布中期业绩,截至2019年6月30日止6个月,公司实现收入147.413亿元人民币(下同);公司所有者应占溢利同比增长12%至36.968亿元;基本每股收益31.95分;拟派中期股息每股12.0港仙。
集团上半年利润主要源于长沙、南京、重庆、宁波和广州等若干项目;其他物业开发项目的销售工作也顺利推进,夯实了公司长期发展的业绩基础。截至报告期末,集团物业及土地已签约未交付结算的金额约为1766亿元。同时旗下各酒店经营业绩稳健,在同类竞争组合中继续保持领先地位;各项投资物业仍保持较高的出租率和租金水平。经营业绩与本期利润持续上升,各大板块业务稳步协同发展。
在土地获取方面,2019年上半年集团成功获取岳阳市东风湖项目一期1-6#地块、汕头市金平区金凤半岛WG2019-4地块、潍坊市高新区桃园街2018-BS09号地块等。集团2019年以来获取项目的总建筑面积约为888万平方米。在增加集团未来的土地储备的同时,也成功布局新城市,为未来的发展提供保障。
2019年上半年,集团积极拓展多种资金筹集管道,根据交换要约发行新票据及根据同步新资金发行新优先担保票据共计2.5亿美元,境内发行18亿人民币公司债券;并在项目层面积极引入合作方资金,为后续项目开发提供了充足的资金保障。
展望未来,从外部环境来看,中国经济进入由高速增长阶段转向高质量发展阶段,所面临的国际环境和国内条件正在发生深刻而复杂的变化。从行业环境来看,短期内不将房地产作为刺激经济的手段不会改变,“三稳”的调控政策环境将长期存在,金融维持防控风险基调下,地产行业的金融监管或将加码,房企融资难度将进一步加大。在经济与调控双重叠加压力之下,房地产市场下行趋势还将延续,行业竞争愈加激烈,房企利润还将继续收窄,向管理要效率、向经营要效益、向机制要活力、强调高质量发展转型将成为行业必然选择。未来中国金茂将坚持客户导向,持续创新发展,强化对标管理,聚焦改善成效,着力推动“2212”战略执行体系落地,加速实现综合实力挺入行业第一梯队的目标。
