龙湖集团(00960.HK)中期核心溢利升6%至47亿元总土储逾7000万平米
格隆汇8月26日丨龙湖集团(00960.HK)公布,截至2019年6月30日止6个月,营业额同比增长42.2%至385.7亿元人民币(单位下同),其中物业投资业务收入同比增长39.2%至25.8亿元;归属于股东的溢利为63.1亿元,减除少数股东权益、评估增值等影响后的核心溢利同比增长26.0%至47.0亿元。毛利同比增长24.9%至125.8亿元,毛利率为32.6%。核心税后利润率为16.1%,核心权益后利润率为12.2%;每股基本盈利1.08元,宣派中期股息每股0.36元。
2019年1-6月,集团物业发展业务营业额为341.7亿元,较上年同期增长42.1%。交付物业总建筑面积为283.7万平方米。物业发展业务结算毛利率为29.5%。2019年1-6月,营业额单方价格为12044元╱平方米。
2019年1-6月,集团合同销售额为1056.2亿元,较上年同期增长8.8%。销售总建筑面积650.8万平方米,较上年同期增长3.5%。销售单价16228元╱平方米,较上年同期增长5.1%。长三角、西部、环渤海、华中及华南片区合同销售额分别为352.1亿元、275.6亿元、247.1亿元、108.9亿元及72.5亿元,分别占集团合同销售额的33.3%、26.1%、23.4%、10.3%及6.9%。
于2019年6月30日,集团已售出但未结算的合同销售额为2470亿元,面积为1470万平方米,为集团未来核心溢利持续稳定增长奠定坚实基础。
于2019年6月30日,集团的土地储备合计7093万平方米,权益面积为4911万平方米。土地储备的平均成本为每平方米5632元,为当期签约单价的34.7%。按地区分析,环渤海地区、西部地区、长三角地区、华中地区、华南地区及香港地区的土地储备分别占土地储备总面积的31.8%、28.8%、21.5%、10.1%、7.7%及0.1%。
2019年1-6月,集团新增收购土地储备总建筑面积为924万平方米,权益面积为671万平方米,平均权益收购成本为每平方米7761元。按地区分析,长三角地区、西部地区、环渤海地区、华南地区及华中地区的新增面积分别占新增收购土地储备总建筑面积的25.2%、19.9%、19.6%、17.8%及17.5%。
于2019年6月30日,净负债率(负债净额除以权益总额)为53.0%,在手现金为580.7亿元。综合借贷总额为1400.5亿元,平均借贷成本为年利率4.56%;平均贷款年限5.69年。
