绿城中国(03900.HK)中期股东应占核心利润为24.30亿元同比降22.9%
格隆汇8月26日丨绿城中国(03900.HK)公布,截至2019年6月30日止六个月,实现收入186.58亿元人民币(单位下同),同比减少44.36%;毛利59.69亿元,同比减少1.81%;公司股东应占期内利润20.58亿元,同比减少11.88%;基本每股盈利0.67元。
公告称,本期集团股东应占核心利润为24.30亿元,较2018年同期下降22.9%,主要是因为本期取得的收入下降,本期集团实现股东应占核心利润占收入比例为13.0%,较2018年同期的9.4%大幅上升。
截至2019年6月30日止六个月,绿城集团(包括绿城中国控股有限公司及其附属公司连同其合营企业及联营公司)累计取得总合同销售面积约403万平方米,总合同销售金额约743亿元。
其中,绿城集团2019年上半年累计取得投资项目合同销售面积约197万平方米,合同销售金额约494亿元,其中归属于集团的权益金额约为267亿元。
于2019年6月30日,集团另有累计已签认购协议未转销售合同的金额约15亿元,其中归属于集团的权益金额约为9亿元;投资项目销售均价约每平方米25,031元,持续位列行业前茅。
此外,绿城集团以品牌输出、管理输出的代建管理项目(非投资项目,简称代建项目),于2019年上半年累计取得合同销售面积约206万平方米,合同销售金额约249亿元。
土地储备方面,2019年上半年集团新增地块共计19个,总建筑面积约为322万平方米;总成交金额约252亿元,其中归属于集团支付的约为181亿元;预计新增可售金额约626亿元,其中归属于集团权益约367亿元,新增土地平均楼面价约每平方米12,837元。
本期集团新增土储从地域分布看,主要集中在杭州、宁波、合肥、郑州、西安等一二綫核心城市,可售金额占比约88%;同时,长三角作为战略重点区域,可售货值占比66.3%,将有助于稳固在大本营的业绩和行业地位,提升公司未来抗风险能力。
于2019年6月30日,绿城集团共有土地储备项目125个(包括在建及待建),总建筑面积约3,412万平方米,其中按照权益计算约为2,041万平方米;总可售面积约为2,349万平方米,权益可售面积约为1,395万平方米;楼面地价平均成本约为每平方米人民币6,259元。一二綫城市的土地储备总可售货值占比达72%。
