粤海置地(00124.HK)中期毛利增长1074.9%至1.2亿港元将大力发展深圳粤海城项目
格隆汇8月22日丨粤海置地(00124.HK)公布,截至2019年6月30日止6个月,公司收入4.64亿港元,同比增长4353.1%;毛利1.2亿港元,同比增长1074.9%。收入增加主要因来自销售持有待售物业的总楼面面积增加。
该集团持有位于中国深圳市罗湖区粤海城项目100%权益,该项目的土地总面积约66,526平方米,计入容积率总楼面面积约432,051平方米,另可在地下开发30,000平方米的商业用房,是一个以珠宝为主题的多元商业综合体。该项目临近城市高速公路和地铁站,邻近围岭山公园,周边1.5公里范围内有多个市政公园,交通便利,景观资源优越。
按该集团目前的发展计划,项目将分为两期开发,首期发展西北部土地,主要由商务公寓、办公、商业物业等产品组成,除地下停车位外,在西北部土地兴建的物业于竣工后拟作出售用途;第二期发展北部及南部土地,计划在该两块土地分别兴建高度约180米和300米的写字楼,以及一个横跨北部及南部土地总楼面面积超过10万平方米的购物中心。
于2019年6月30日,该集团向若干银行及该公司一间同系附属公司借入贷款合共约23.02亿港元(2018年12月31日:25.12亿港元),负债比率1约33.2%(2018年12月31日:36.0%)。于2019年6月30日,该集团带息负债的加权平均有效利率约为年息5.12%(2018年12月31日:5.11%)。
未来展望:该集团所持有的粤海城等项目均位于大湾区核心区域,亦将受益于大湾区的良好发展态势。粤海城项目发展潜力巨大,该集团将投入适当的资源建设该项目以创造及释放该项目的价值。粤海城项目首期发展物业的预售以及拾桂府项目、宝华轩项目、如英居项目的持续销售也将继续为该集团业绩提供贡献。
