上置集团(01207.HK)上半年业绩由盈转亏至1.99亿元
格隆汇8月22日丨上置集团(01207.HK)发布中期业绩，截至2019年6月30日止6个月，公司实现收入4.7亿元人民币(下同)，同比减少42.1%；毛利1.08亿元，同比减少73.4%；公司股东应占亏损1.99亿元，上年同期盈利8240.9万元；基本每股亏损0.0097元；不派中期股息。
报告期内，集团净收入较去年同期下降约42%，公司股东应占亏损约为1.99亿元，而去年同期公司股东应占利润约0.82亿元。该下降主要是由于报告期集团销售物业的交付面积减少，导致房地产开发产生的收入及毛利有所减少。同时，受国内房地产行业政策调控的影响，集团从退出投资所获取的收益有所减少。
公告表示，集团将保持战略稳健聚焦，专注于现有资产的优化提升。销售上加大推盘力度；运营上加强成本管控及流程优化；投资上多看少动，适时退出；上半年抓住市场时机，将部分资产收益兑现，老港项目、英国写字楼项目等溢价退出、就渖阳雅宾利项目签订股权转让协议，及成功实践金融地产模式采取的措施，以确保集团现金流的稳健和各项经营工作的有序开展。
集团连同其合营企业及联营企业于上半年在售物业主要有北京晨芳雅园、上海绿洲雅宾利花园、上海名人天地、嘉兴湘府、金边印象等项目。上半年，集团连同其合营企业及联营企业(按100%基准计)共完成合同销售金额约为16.93亿元，合同销售面积51,087平方米。
于2019年6月30日，集团(联同集团合营企业及联营企业土地储备按100%基准计入)于上海、渖阳、嘉兴、长沙、大连、北京、三藩市、金边等地，拥有总建筑面积约213万平方米的土地储备。
下半年在行业流动性趋紧、集中化加剧的环境下，集团将结合自身情况，围绕“传统地产开发、持有资产经营、金融地产”三块业务，以金融思维做地产开发，整合地产开发、投资并购、风险管理等能力，学习借鉴行业其他优秀企业经验，优化运营管控模式，提升投资管理能力，逐步提升企业核心竞争力，同时资金上要探索多元化融资渠道，优化融资结构，确保各项经营工作的稳定开展。
