格隆汇8月21日丨北京北辰实业股份(00588.HK)发布中期业绩,截至2019年6月30日止6个月,公司实现收入85.49亿元人民币(下同),同比增长56.39%;毛利35.53亿元,同比增长70%;公司拥有人应占盈利13.42亿元,同比增长76.85%;基本每股收益39.88分;不派中期股息。

上半年,公司积极推进品牌扩张、低成本扩张和资本扩张的三大战略,发展物业加速发展,投资物业稳健运营,创新业务探索前行,资产规模、收入和利润持续增长。

报告期内,公司深入研究政策走向,研判市场发展趋势,坚持快周转的运作目标,采取有针对性的营销手段,收入及利润实现大幅增长。上半年,因可供结算面积增加,发展物业实现营业收入71.95亿元(含车位),同比上升73.42%,除税前利润为18.42亿元,同比上升86.66%。报告期内,发展物业实现开复工面积723.90万平方米,竣工面积49.63万平方米,实现合同销售金额和销售面积分别为100.35亿元(含车位)和67.77万平方米。

持续加大营销力度。在宏观调控力度不减,区域及城市分化愈加明显的环境下,公司灵活应对,抢抓机会。报告期内,部分城市热门区域需求释放回升,带动成交量上行,长沙、武汉、宁波、无鍚分别实现合同销售金额24.12亿元、18.07亿元、9.84亿元、20.67亿元。

合理拓展土地储备。公司紧抓市场周期轮动机会,继续深耕一、二线热点核心城市,努力扩充长三角、珠三角、环渤海等成熟经济圈的土地资源,报告期内又成功进入粤港澳大湾区核心城市广州。截至报告期末,公司已进入北京、长沙、武汉、杭州、成都、南京、苏州、合肥、廊坊、重庆、宁波、无锡、海口、眉山、广州等15个城市,总土地储备793万平方米,共有拟建、在建、在售项目43个,规划总建筑面积1932万平方米,形成了华北、华中、华东、西南等多板块布局。

继续深化体系建设。地产集团围绕决策管理、职能管理、业务管理三条主线加强制度体系建设,全面施行信息化管控,规范房地产开发建设流程,细化产品管理标准,不断提升产品质量和客户满意度,科学管控总体水平持续提升。
