萬科(02202.HK)拿地續聚焦城市圈及經濟帶物業服務未有分拆計劃

萬科(02202.HK)執行副總裁兼首席運營官張旭出席業績發布會時表示,上半年銷售增長9%,達到3,340億元人民幣(下同),強調公司銷售策略清晰,雖無定下目標,但每天都是賣房子的好時候,他又補充公司策略是積極銷售、不留庫存。

他又指公司上半年拿地約905億元,佔銷售不足三成,強調購地一向會視乎現金流及回款等,賣多少樓就拿多少地。至於是否不進入四、五線城市,他則解釋其實拿地很難,但公司偏喜歡拿難的地,又表示會聚焦在經濟增長較好、有人口流入的地方,例如是長三角、珠三角、TOD項目或舊改項目等,而投資策略亦希望聚焦城市圈或經濟帶上,強調並非所有四、五線城市都不去,大灣區、長三角及珠三角的一些城市亦會參與,以提升效率及防範風險。至於公司未來會否重奪銷售冠軍,他則指公司追求的不是規模。

萬科物業服務收入按年增長達28.4%至52.8億元,張旭指現時除住宅物業服務外,亦有提供商業物業服務,未來會探索城市物業服務等,強調現時沒有分拆上市的計劃,認為要先將業務做好、做大。

而針對人行改革貸款市場報價利率(LPR)機制,首席執行官祝九勝認為對實體經濟而言是好事,假如實體經濟改善,對行業而言亦會有好處。
