格隆汇8月20日丨万科企业(02202.HK)公布,截至2019年6月30日止6个月,集团实现营业收入人民币1393.2亿元(单位下同),同比增长32.9%;实现归属于上市公司股东的净利润118.4亿元,同比增长29.8%;每股基本盈利1.06元,同比增长28.8%;全面摊薄的净资产收益率为7.35%,较2018年同期增加0.59个百分点。

1-6月,集团实现销售面积2150.1万平方米,销售金额3340.0亿元,同比分别上升5.6%和9.6%,在41个城市的开发业务销售金额位列当地前三。上半年集团所销售的产品中,住宅占比87.8%,商办占比9.0%,其他配套占比3.2%。住宅产品中144平方米以下的中小户型占比90.6%。

报告期末,集团持有货币资金1438.7亿元,远高于短期借款和一年内到期长期负债的总和666.5亿元。货币资金中,人民币占比91.9%,美元、港币及其他币种占比8.1%。此外,集团坚持稳健经营,截至报告期末,净负债率为35.04%。

上半年集团实现结算面积846.3万平方米,同比上升20.7%;实现结算收入1329.9亿元,同比上升33.6%;房地产业务的结算均价为15,715元/平方米。已售未结资源持续上升。

截至报告期末,集团合并报表范围内有4,403.7万平方米已售资源未结算,合同金额合计约6,215.5亿元,较上年末分别增长18.7%和17.1%。

上半年集团获取新项目54个,总规划建筑面积1372.8万平方米,权益规划建筑面积941.8万平方米,万科权益规划建筑面积占总规划建筑面积的比例为68.6%。上述项目的权益地价总额约649.8亿元,均价为6,900元/平方米。按建筑面积计算,82.0%的新增项目位于一二线城市;按权益投资金额计算,88.4%位于一二线城市。

截至报告期末,集团在建项目和规划中项目的总建筑面积约15340.2万平方米。其中在建项目总建筑面积约9867.6万平方米,权益建筑面积约5869.2万平方米;规划中项目总建筑面积约5472.6万平方米,按万科权益计算的建筑面积约3423.5万平方米。此外,集团还参与了一批旧城改造项目,按当前规划条件,此类项目中万科权益建筑面积在报告期末合计约341.4万平方米。

公告称,面对高度的不确定性,集团将牢牢把握经营的"基本盘",在上半年的基础上,巩固和深化既定工作思路。基于战略,集团将继续聚焦航道、巩固提升基本盘。基于市场,集团将坚持积极销售,积极回款;加快长期库存去化;提升经营性业务表现,提高资金使用效率;实施清产核资。
