融信中国(03301.HK)中期收益总额增长86.29%至266.16亿元资产负债率下降26.77%
格隆汇8月7日丨融信中国(03301.HK)公布,截至2019年6月30日止六个月,实现收益总额达人民币266.16亿元(单位下同),同比增长86.29%;毛利63.61亿元,同比增长51.97%;公司拥有人应占核心纯利19.56亿元,同比增长25.89%;资产负债比率下降26.77%至0.77;基本每股盈利1.19元。
公告称,本期间内合约销售额人民币567亿元,合约建筑面积录得282万平方米,平均合约售价为每平方米20,100元。
在土地储备方面,集团以审慎购地为原则,本期间内精准把握市场周期,以低溢价率购得多幅优质地块。与此同时,位于郑州及太原的项目陆续步入收成期,亦为集团带来丰富的土地储备。2019年6月,融信中国以底价竞得郑州市高新区住宅用地,总计容建筑面积574,870平方米。
今年上半年,集团新增土地项目23个,新增建筑面积4,208,148平方米。截至2019年6月30日,布局43个城市共177个项目,土地储备的总建筑面积达2,654万平方米。
今年以来,融信中国精准把握资本市场窗口优化债务结构,适度延长债务年期,降低融资成本,目前已取得了阶段性成果。
2019年2月,完成3.9亿美元优先票据置换,延长债务年期;2019年4月,配售1.08亿股股份增厚股本,并获得60家长綫基金、资产管理公司、保险公司、对冲基金等机构投资者参与;同月,成功发行3.5年期、票息8.75%的优先票据,是历来发行年期最长、利率最低的美元债;2019年6月,提前赎回本金总额17.5亿元私人公司债券,以及回购并注销6,495万美元,于2021年到期的8.25%优先票据。
据悉,期内集团合共有16个项目或项目阶段已竣工,总建筑面积为4,622,916平方米。
此外,于2019年6月30日,集团合共有87个项目或项目阶段在建设中,计划总建筑面积为16,712,874平方米。
