融信中国(03301.HK)中期收益总额增长86.29%至266.16亿元资产负债率下降26.77%
格隆汇8月7日丨融信中国(03301.HK)公布，截至2019年6月30日止六个月，实现收益总额达人民币266.16亿元(单位下同)，同比增长86.29%；毛利63.61亿元，同比增长51.97%；公司拥有人应占核心纯利19.56亿元，同比增长25.89%；资产负债比率下降26.77%至0.77；基本每股盈利1.19元。
公告称，本期间内合约销售额人民币567亿元，合约建筑面积录得282万平方米，平均合约售价为每平方米20,100元。
在土地储备方面，集团以审慎购地为原则，本期间内精准把握市场周期，以低溢价率购得多幅优质地块。与此同时，位于郑州及太原的项目陆续步入收成期，亦为集团带来丰富的土地储备。2019年6月，融信中国以底价竞得郑州市高新区住宅用地，总计容建筑面积574,870平方米。
今年上半年，集团新增土地项目23个，新增建筑面积4,208,148平方米。截至2019年6月30日，布局43个城市共177个项目，土地储备的总建筑面积达2,654万平方米。
今年以来，融信中国精准把握资本市场窗口优化债务结构，适度延长债务年期，降低融资成本，目前已取得了阶段性成果。
2019年2月，完成3.9亿美元优先票据置换，延长债务年期；2019年4月，配售1.08亿股股份增厚股本，并获得60家长綫基金、资产管理公司、保险公司、对冲基金等机构投资者参与；同月，成功发行3.5年期、票息8.75%的优先票据，是历来发行年期最长、利率最低的美元债；2019年6月，提前赎回本金总额17.5亿元私人公司债券，以及回购并注销6,495万美元，于2021年到期的8.25%优先票据。
据悉，期内集团合共有16个项目或项目阶段已竣工，总建筑面积为4,622,916平方米。
此外，于2019年6月30日，集团合共有87个项目或项目阶段在建设中，计划总建筑面积为16,712,874平方米。
