美联港低息环境延长利楼市料8月一、二手交投回升

美联储一如预期减息四分之一厘,美联物业住宅部行政总裁布少明回应称,虽然预期香港今次未会跟加,但香港低息环境势将进一步延长,对楼市起支持作用。而8月有多个新盘部署推出,在美国减息利好楼市消息之下,相信8月一手交投将会回升;二手方面,近期有部分业主扩阔议价空间,8月交投亦有望回升。

布氏称,美国自2015年底开始的加息周期,一共加息九次,息率累升2.25厘,而期间香港只「跟加」一次,而幅度仅为0.125厘,因此估计香港今次未会跟减,相信采用P按供楼人士的供楼支出未有因此减轻;不过若然未来美国进一步调低息率,香港息率亦有机会调低。

以一个600万元单位为例,以承造六成按揭及25年还款期,假设以按息2.375厘计算,每月供款约15,925元。假如未来减息0.125厘(以按息2.25厘计算),届时每月供款将减至约15,701元,即减少约224元。假如未来减息0.25厘(以2.125厘计算),同样一个600万元单位的每月供款将减至约15,479元,即减少约446元。
