美联2021年起私楼年均落成量料不足1.8万伙
美联物业首席分析师刘嘉辉於记者会指,物业市场供求不平衡情况持续,亦是支持楼市的重要因素。根据差估署资料显示,私楼落成量自去年突破两万伙後,料今年及明年亦分别有约2.04万伙及2.02万伙,落成量连续三年超越两万伙,但以预测今年起至2023年的五年私楼落成量将录得约9.42万伙计算,即意味着2021年至2023年的三年,平均每年落成私楼将降至不足1.8万伙。
他指,目前本港按揭息率较去年轻微上升,但仍仅2.375厘,下半年美国更有机会减息,故预期本地息囗将维持低企,失业率亦一直维持在2.8%的低位,相信亦是支持楼市的主要因素。
他又指,随着政府公布公私营房屋比例由「6比4」改为「7比3」,私楼供应将受压,单以本年度私人住宅土地供应亦仅得1.35万伙,较上年度减少约25%,加上本港卖地进度缓慢,若以2019/2020全年度卖地目标1.35万伙计算,过去两个财政季度只到目标约四成水平,并需在未来两季力推土地才可达标。
