戴德梁行下调今年香港写字楼租金增长预测
戴德梁行香港董事总经理萧亮辉在记者会上表示,全港写字楼整体平均租金出现五年来首度下跌。中区超甲级写字楼,以及湾仔或铜锣湾的租金自首季已开始回软,到了第二季跌幅扩大,分别按季跌1.2%及2%;中区及九龙东租金分别微跌0.7%及0.4%,而港岛东则录1.4%增长。
展望未来,他认为,下半年市场表现仍会受环球经济及政治方面的不明朗因素所影响,要待外围事态发展更为清晰後,企业租户的扩充计划才有望得到恢复,因此该行将本港今年写字楼租金增长预测由年初的增长2%至3%,下调至跌2%至持平。
他又指,留意到写字楼租户开始港岛核心区,迁往港岛东及东九龙等非核心区,当中租金相宜的诱因很大,一些对成本控制有严格要求的跨国公司,在不想削减人手的情况下,会倾向将办公室迁往非核心区。至於在行业方面,他留意到保险行业将办公室搬往九龙东的趋势尤其明显;银行业及律师行则多选择迁往港岛东。
