佳兆业(01638.HK)称大湾区续为发展重点料上半年区内增近600亿人币可售资源

佳兆业(01638.HK)举行大湾区媒体考察团,行政总裁麦帆在午宴上表示,截至去年底,集团土地储备达2,400万平方米建筑面积,其中54%位於大湾区,未来大湾区仍将继续是重点发展区域。而今年集团亦积极增加在区内的土储,预计上半年於大湾区新增的可售资源会接近600亿元人民币(下同)。

佳兆业今年销售目标为875亿元,较去年有25%增长,累计今年首四个月,集团合约销售已达205亿元,按年增长近70%。对於会否上调全年销售目标,麦帆称现时时间尚早,集团於6月至9月有不少项目推售,相信至第三季可大致看出全年销售表现情况。首席财务官刘富强则预期,集团今年上下半年推盘比例为35%比65%,销售进度与工期及取得预售证时间等有关,目前销售属符合进度预期。

佳兆业从事旧改项目多年,於内房行业甚至有「旧改之王」的称号。刘富强提到,截至去年底,集团超过700万平方米土储来自旧改,占其总土储约30%,另外集团於大湾区仍有119个旧改项目未纳入土储,占地面积近3,000万平方米,此等项目目前在集团的账面值仅190亿元,但可对应上万亿元的货值,而且旧改项目土地成本远较招拍挂土地为低,未来集团将逐步实现旧改项目的价值释放,目前目标是每年转化80万平方米旧改项目土地进入土储。

集团又指,今年在深圳有多个重点旧改项目会进行推售,其中「盐田佳兆业城市广场」综合项目三期预计或於第三季推,「平湖佳兆业广场」商住项目三期则料或於末季推售。至於将用作集团总部的金融中心旧改项目,预期於2021年投入使用。招拍挂项目方面,位於深圳大鹏新区的金沙湾国际乐园项目,现时已有万豪酒店开业,未来将再引入洲际等多间知名酒店,以及多项游乐设施,而项目一期公寓或於下半年开盘预售。
