《房託業績》領展(00823.HK)全年可分派收入增5.4%至57.2億元末期每基金單位分派140.55港仙
領展房產基金(00823.HK)公布截至3月底止全年業績,經調整及一筆5,300萬元(2018年:無)的酌情資本分派後,可分派收入總額按年升5.38%至57.23億元。期內每基金單位分派增加8.6%至271.17港仙,包括每基金單位中期分派130.62港仙及每基金單位末期分派140.55港仙。
期內,收益及物業收入淨額按相同基準計算,分別按年增長7.2%及7.1%。計及已收購、出售及 / 或新營運資產,收益及物業收入淨額分別年增長0.1%及0.3%至100.37億元及76.89億元。
投資物業組合之估值2,184.96億元,較2018年3月31日增加7.6%。每基金單位資產淨值按年增長7.7%至89.48元。
零售物業組合方面,於2019年3月31日,物業組合的租用率97.1%,整體物業組合續租租金調整率為22.5%。平均每月租金由2018年3月31日的每平方呎62.4元,提升至2019年3月31日之每平方呎68元。
期內,按相同基準計算,來自停車場的收入按年增長9.4%。截至2019年3月31日止,每個泊車位每月收入按年增長9.1%至2,719元。
中國內地物業組合於期內合共錄得收益總額10.26億元,物業收入淨額8.07億元,分別按年增長16.1%及18.0%。
