《港樓》中原CCL按周升0.78% 連升兩周
中原地產研究部高級聯席董事楊明儀指出,中原城市領先指數CCL最新報138.84點,按周升0.78%,是7月7日銀行相繼調高按揭現金回贈,8日元朗朗日峰公布首張價單30伙,9日及13日屯門NOVO LAND第3A期次輪及第3輪價單銷售共236伙,11日金管局第5度承接港元沽盤,累接723.54億港元,13日西營盤東邊街9號首輪價單發售69伙當周市況。
CCL連升兩周共1.76%,指數為今年次高,即創1月初後的29周新高。5月開始拆息回落,H按息自2022年7月以來再度低於封頂息率,帶動樓價見底轉勢向升,近9周CCL七升兩跌累升2.72%,已超越2024年9月減息後14周累升2.50%的升幅。相信短期CCL繼續向上挑戰年初139.25點高位,現時只差0.41點或0.30%。
2025年樓價升幅擴大,CCL暫時累升0.87%。指數較2025年3月財案前134.89點低位升2.93%,較2024年9月首次減息前135.86點低位升2.19%,較2021年8月191.34點歷史高位跌27.44%,較2024年3月撤辣前的低位143.02點跌2.92%。7月29日九龍半山BEACON PEAK第1期公布首張價單67伙,西營盤半山名匯首輪推出33伙招標,30日黃竹坑站港島南岸第5B期滶晨II次輪推售88伙,灣仔堅尼地道33號公布首張價單30伙,中美瑞典斯德哥爾摩第三輪經貿會談,雙方同意繼續推動暫緩向對方實施對等關稅措施,31日美國聯儲局及本港大型銀行維持利率不變,金管局7度承接港元沽盤,累接911.08億港元,恆生指數失守25,000點,8月1日穩定幣條例正式生效,對本地二手樓價的影響將於2025年8月下旬公佈的CCL才開始反映。
中原城市大型屋苑領先指數CCL Mass報140.55點,按周升1.11%。CCL(中小型單位)報139.11點,按周升1.09%。CCL Mass及CCL(中小型單位)單周升幅均為17周以來最大,兼齊升兩周,分別累升2.05%及2.02%,指數同樣創2024年8月初後的51周新高。CCL(大型單位)報137.42點,按周跌0.79%,指數仍於138點水平反覆。
四區樓價三升一跌。九龍CCL_Mass報139.46點,按周升2.38%,升幅為2024年3月中後(71周)以來最大,連升三周共3.72%,指數創2024年8月初後的51周新高。新界西CCL_Mass報127.83點,按周升1.22%,升幅為2024年11月初後(38周)以來最大,連升2周共2.09%,指數創今年1月初後的29周新高。港島CCL_Mass報138.35點,按周升0.07%,連升四周共3.30%,指數創今年3月底後的17周新高。新界東CCL_Mass報152.05點,按周微跌0.06%,指數在150點以上徘徊。
2025年八大樓價指數計,CCL累升0.87%,CCL Mass升1.75%,CCL(中小型單位)升1.54%,CCL(大型單位)跌2.44%,港島跌0.16%,九龍升4.22%,新界東升2.47%,新界西跌0.41%。
