深圳國際(00152.HK)就華南物流園項目一期轉型升級簽訂土地使用權出讓合同
深圳國際(00152.HK)公布華南物流園項目一期轉型升級進展,根據「土地整備協議」及其補充協議相關條款的約定,全資附屬華南物流公司與「市規資局龍華局」於周四(24日)就華南轉型項目「第一期留用土地」的出讓事宜簽訂土地使用權出讓合同,「第一期留用土地」面積為2.19萬平方米,規定建築面積約12.65萬平方米,土地使用權出讓價款為約2.66億元人民幣(約2.92億元港幣)。土地用途為二類居住用地,使用年期為70年。
集團表示,華南轉型項目所涉地塊的規劃性質已由原單一物流倉儲用地逐步變更為以數字經濟產業為核心、配套高端商業和居住功能的綜合性用地。留用土地將在新規劃下分期確權、分批開發,以逐步實現土地增值收 益和開發收益。
由於第一期留用土地最終出讓價款低於原預計金額,該地塊的土地整備收益將相應增加,並預期將會為集團2025年業績貢獻額外稅後收益約4,989萬元人民幣(約5,482萬港元)。
