美聯表示,「美聯信心指數」最新報70.6點,按周升1.4%。新盤銷情理想,加上市傳銀行上調按揭貸款現金回贈,按揭業務轉趨積極;即使一個月銀行同業拆息有所回升,但仍處相對較低水平,樓市氣氛仍然向好。減價盤減少,信心指數上升。 美聯物業首席分析師劉嘉輝指出,全港3區之中,九龍區減價盤比率為3區最高;若以細區劃分,減價盤比率最多的三個區份分別是荃灣、上水/粉嶺/古洞、東涌。 若以單位面積劃分,減價盤比率最多的是實用面積介乎約431至約752平方呎的B類單位;其次是實用面積約430平方呎或以下的A類單位;緊隨其後的是實用面積約753至約1,075平方呎的C類單位。 樓價方面,「美聯樓價指數」最新報127.48點,按周微跌0.1%,連升四周後輕微回落;指數比起四星期前仍升0.78%,而本年迄今跌幅為0.51%。 若按3區劃分,3區樓價按周呈個別發展。「美聯港島樓價指數」最新報133.07點,按周跌0.73%;「美聯九龍樓價指數」最新報132.06點,按周微跌0.12%;反觀,「美聯新界樓價指數」最新報116.96點,按周微升0.12%。 若與四星期前相比,3區樓價則全線向上,港島區、九龍區及新界區較四星期前分別升0.29%、0.77%及0.95%;至於年內迄今樓價變化,3區樓價呈個別發展,港島區與新界區年內迄今分別跌2.1%及1.03%,反之九龍區則升0.79%。
