根據中原(工商舖)數據顯示,6月份工商舖買賣市場共錄得約329宗成交,按月回升約13.84%,成交金額則錄得約28.16億元,按月微跌約1.79%。當中工廈買賣交投在6月份顯著升幅,共錄得約219宗成交,涉及成交金額約13.23億元,按月分別大幅上升約34.36%及約46.58%。 中原(工商舖)預期,本港息口短時間內仍能維持低水平,吸引潛在買家持續在市場尋寶,加上亞洲地區政治局勢較穩定,預料7月份工商舖買賣成交宗數可獲輕微升幅。 中原(工商舖)董事總經理潘志明表示,在工商舖三大範疇中,工廈6月份錄得約219宗買賣成交,按月及按年皆錄升幅,分別大增約34.36%及約37.74%。而成交金額亦錄得約13.23億元,按月上升約46.58%,按年則微跌約5.82%。當中最矚目成交為嘉里發展董事及香港區總經理湯耀宗或相關人士以約5,600萬元收購黃竹坑道42號利美中心14樓全層,建築面積約10,543平方呎,折合呎價約5,312元。據悉,新買家於2019年曾斥資近5億元購入該廈一籃子物業,涉及總樓面面積約53,800平方呎,呎價約9,293元;以成交呎價計算,最新呎價較六年前回落約42.8%。
