《港樓》世邦魏理仕料未來六個月住宅成交量續增 維持全年約6萬宗預測
世邦魏理仕香港估值及諮詢服務部執行董事郭偉恩表示,根據土地註冊處數據,今年6月住宅物業成交量按月上升16.7%至5,955宗。這顯示住宅物業已連續四個月超過5,000宗成交,是自2021年下半年樓市低迷以來首次出現的穩定復甦跡象。
雖然今年沒有重大刺激措施,但今年上半年依然能在去年的基礎上有所漲幅,顯示目前住宅市場更具韌性,基本面也更加穩健。
郭偉恩預計未來六個月成交量將持續增長。隨著更多新盤推出,一手市場有望進一步擴大市場佔有率。以目前情況來看,市場每月持續錄得1,000至2,000宗一手成交。隨著整體成交量的回升,預計貨尾將於年底前見頂,並開始逐步回落。
世邦魏理仕維持全年約6萬宗成交的預測,按年增長約10%。其中,一手市場預計貢獻約1.8萬至2萬宗成交,而二手市場則接近4萬宗。
