《港樓》港島西區「吉(吉吉)」累售117伙 套現逾10億元 推兩大優惠吸客

由上海商業銀行附屬Right Honour Investments Limited發展的港島西區「吉(吉吉)」,迄今(2025年6月30日計)累售117伙,套現約逾10億元。 美聯物業董事李頌賢表示,由於項目戶型多元化,故錄得多宗三房套連工人房間隔的逾3,000萬元單位大額成交,亦錄得近400萬元的開放式戶成交。由於項目已屆現樓,租務需求亦見理想,按統計,樓盤本年至今暫錄得近30宗租務成交,其中,有一個211實呎開放式戶以每月約1.73萬元成交,呎租達81.9元。 另外,項目近日有一組投資客共購入3伙,涉及金額約2,532萬元,分別購入兩伙386實呎單位,涉及金額約1,008.3萬元及1,023.9萬元,另外一個220實呎戶,涉及金額約499.8萬元。 該盤提供173伙。李頌賢補充,項目至今尚餘56伙精選單位,並涵蓋開放式及一房為主,樓價折實價由499.8萬元起。 為配合現樓入伙及即買自用放租買家,凡經美聯物業選購指定一手單位將可獲贈傢俬套餐置業優惠,分別為88,800元或65,000元,另外,為迎合收租投資客需求,加送「收租無憂保」置業優惠,名額10位。 美聯物業分析師岑頌謙指出,綜合《一手住宅物業銷售資訊網》及市場消息資料,今年上半年(截至6月29日)全港一手住宅成交量累計超過9,200宗,不僅超越去年上半年8,630宗,並創自2019年上半年後的六年新高水平。若以三區劃分,港島區(包括愉景灣)在今年上半年(截至6月29日)錄1,493宗一手成交,較去年同期增加約21%,較去年下半年更增約51%,並創出七年新高。 岑頌謙指,今年第二季整體樓市靠穩,無論一手及二手交投、樓價及租金的表現均同步上升,「美聯樓價指數」次季回升約0.68%,預計美聯「租金走勢圖」次季亦會錄得約1%的升幅,是為自2023年首季以來,近九季首現「租價齊升」的情況,或反映樓價已走出谷底,未來有望進一步上揚。
