《港樓》中原估價指數(主要銀行)CVI升至57.69點 連升六周
本周中原估價指數(主要銀行)CVI最新報57.69點,較上周54.55點上升3.14點。中原地產研究部高級聯席董事楊明儀指,數據是反映聯儲局維持利率不變及本地大型銀行維持最優惠利率不變當周的估價取態。CVI連升六周共21.5點,企穩50點好淡分界線之上,預示樓價走勢靠穩。
美國促成以伊停火,但局勢仍有待觀察。今日(26日)觸發聯繫匯率的「弱方兌換保證」,金管局承接94.2億元港元沽盤,導致拆息略為回升,對上一次觸法為2023年5月。近期CVI逐步逼近60點好淡分界區間上限,若指數能升穿及企穩60點以上,樓價則有望重拾升軌。
今年1月美國總統特朗普正式上場,貿易戰升溫,美國聯儲局放緩減息步伐等因素影響,全球經濟及政治環境面臨新挑戰。1月底,CVI結束之前連續13周於50點好淡分界線上下反覆徘徊的局面,2月間單周急跌至40點左右好淡分界區間下限水平,同期樓價未能進一步向上突破,CCL持續在136點到137點反覆爭持。4月初貿易戰升級,CVI再度回落至40點以下睇淡區,5周在40點之下反覆,樓價亦持續窄幅回落。5月初拆息急跌,CVI連升6周,同期樓價靠穩,最新CCL報135.6點,財案放寬印花稅後升0.53%,較減息周期前的135.86點低位跌0.19%,今年樓價暫累跌1.48%。
