大摩相信中海外(00688.HK)股價未來30天將上漲,發生機率約60至70%。評級「與大市同步」。
大摩指,這是由於中海外擬分拆旗下佛山市南海映月湖環宇城項目,以基礎設施不動產投資信託基金(REITs)形式於深圳證券交易所獨立上市,募集13.55億人民幣。交易尚待監管機構審核,完成後中海外將持有該REITs的20%股權。該行相信,這項成熟投資物業的價值釋放將增加中海外的核心盈利和股息,估計增加2-3%,可能發生在下半年,並提高其資產周轉率,將其槓桿比率維持在低水平。
