《港樓》遠東酒店(00037.HK)九華徑商住項目申建7,052伙 近九成意見反對
遠東酒店(00037.HK)早前就美孚九華徑大型商住項目,申請增加發展單位至7,052伙,涉及總樓面約338萬平方呎。城規會日前接獲約30份公眾意見書,當時近九成為反對意見,提出反對多屬九華徑村民。
反對意見中,包括來自環保組織長春社,該團體指出,發展範圍內有具歷史價值的建築物,應全數保留。另有區內居民指出,荔華區交通配套不足,若興建大型住宅項目,將進一步對區內交通構成沉重負擔;同時,發展範圍內有祖堂地,有關土地發展一直引起村民爭議。
另有不少九華徑村民亦有遞交意見,反映該土地的發展藍圖早於1996年已獲行會通過,村民當時在相關規劃聆訊提出土地發展前要先處理搬村事宜,並獲行會及城規會同意。惟根據規劃文件資料,九華徑村的發展次序卻是排行最後,故反對相關規劃申請。
資料顯示,遠東酒店今年4月就九華徑測量約份第4約多個地段及毗連政府土地,申請重建成住宅,地皮涉約52萬平方呎,申請人擬調高地積比率,計劃興建14幢40層高(不包括2層地庫)的住宅,提供約7,052個、平均面積約442平方呎的住宅單位。其設有1幢非住宅物業,總樓面增至約338萬平方呎。
翻查資料,發展商於2022年初重新提交發展方案,並於2023年獲批,當時項目可建樓面約260萬平方呎,其中住宅樓面涉256萬平方呎,料提供約5,973伙。新計劃較原有已批方案增加1,079伙住宅,增幅為18%,另亦在項目增設零售樓面及社福設施,涉約26萬平方呎,令整個發展項目增加30%至338萬平方呎。
