永利地產發展(00864.HK)預期年度虧損約2.33億至約2.35億港元
格隆匯3月6日丨永利地產發展(00864.HK)公告，集團預期截至2024年12月31日止年度將錄得虧損淨額介於約233百萬港元至約235百萬港元，而2023年則錄得虧損淨額約47.1百萬港元。此主要是由於集團投資物業的公平值於截至2024年12月31日止年度的減少淨額較高，而2023年的減少淨額則較低，反映回顧期間內香港商業零售及住宅投資物業市場的普遍市況。預期截至2024年12月31日止年度集團投資物業公平值的減少淨額將介於約246百萬港元至約248百萬港元（上年度集團投資物業公平值減少淨額約56.7百萬港元）。
儘管如此，由於集團投資物業公平值減少淨額爲非現金項目，而集團業務爲長期投資及物業租賃，董事局預期不會對集團營運造成任何重大不利影響。撇除上述集團投資物業公平值減少淨額的影響，集團預期於截至2024年12月31日止年度將錄得純利，與2023年持平。然而，有關溢利並不足以彌補截至2024年12月31日止年度與2023年12月31日集團投資物業公平值變動淨額的差異。
集團自2018年起持有Epic Capital Development Fund I, L.P.的10%投資，該基金是一間於開曼羣島成立的獲豁免有限合夥企業，從事位於九龍觀塘鴻圖道32號的物業重建項目。
根據董事局現時可得的資料，集團預期截至2024年12月31日止年度因基金物業及該基金於2024年12月31日的公平值減少而將錄得其他全面開支增加介於約39百萬港元至約41百萬港元，而2023年則錄得其他全面開支約6.2百萬港元。公平值減少主要是由於觀塘區辦公室物業的價值於2024年普遍下跌。
有關該基金及基金物業的未實現估值變動將不會重新分類至損益，爲非現金項目，並不影響集團的日常營運及現金流。預期截至2024年12月31日止年度的全面開支總額將介於約273百萬港元至約275百萬港元，而2023年的全面開支總額則約爲53.3百萬港元。
