美聯布少明:「薈鳴」」首批單位訂價吸引 料用家主導

宏安地產(01243.HK)位於黃大仙鳴鳳街全新項目「薈鳴」今日(1月4日)開價,以價單形式推出50伙。美聯物業住宅部行政總裁(港澳)布少明表示,「薈鳴」有望成為2024年頭炮全新盤,而項目位處市區,鄰近港鐵站,具交通優勢,加上項目首批單位訂價吸引,有逾一成折讓,另外發展商亦提供不少優惠,故料受市場歡迎。而且項目提供不少細戶型,料吸引不少用家,尤其是年輕上車客及分支家庭客垂青,亦由於銀碼吸引,故亦會受到長線投資客鍾情,料佔約兩成,項目預計可享逾三厘租務回報。 布少明表示,「薈鳴」地理位置不俗,位處市區,交通方便,周邊商舖食肆林立方便民生,故將備受用家及投資者青睞。由於項目提供不少一房及兩房單位,相信受到上車客及分支家庭買家歡迎,料項目用家佔比約8成,預計亦吸引約2成投資者捧場,項目落成後呎租可達50元水平,可享約逾3厘租務回報。 整體市況方面,市場普遍預期美國息口見頂,今年美國更有機會減息,本港亦有望跟隨,將會為市場帶來利好訊息,相信今年市場焦點仍會集中一手市場,預計由於1月以中小型新盤及餘貨盤為主,故預計全月一手交投可錄約500至600宗水平。二手市場則升溫,料農曆年後樓市出現小陽春。
