越秀地產(00123.HK)透過附屬公司成功競得上海市普陀區北新涇產業園區地塊
格隆匯12月6日丨越秀地產(00123.HK)發佈公吿,2023年12月5日,透過杭州樾富房地產開發有限公司(公司實際擁有95%權益的附屬公司)(“杭州樾富”),通過公開掛牌方式以人民幣47.85億元成功競得上海市普陀區北新涇產業園區地塊。董事會認為,公司以合理成本收購上海市普陀區北新涇產業園區地塊,將增加公司的優質土地儲備,並有助於鞏固公司在上海的戰略地位。
根據披露,上海市普陀區北新涇產業園區地塊佔地面積約4.015萬平方米,總可建築面積約10.108萬平方米,其中總計容建築面積約7.227萬平方米。上海市普陀區北新涇產業園區地塊性質擬為住宅用地。杭州樾富將於上海市普陀區北新涇產業園區地塊所建住宅物業擬用於出售。
上海市普陀區北新涇產業園區地塊位於上海普陀區長征板塊,蘇州河北岸,距離普陀區政府3.6公里,車行5分鐘到達中環快速路及北橫通道快速路,20分鐘車程可進入內環市區及虹橋商務區。長征板塊南臨長寧區北新涇、東接普陀區長風板塊,東側長征板塊已發展為成熟的商業商務中心、北側南側均為住宅區,周邊3公里工作及居住人口高達135萬人。地塊距離地鐵13號線真北路站1.5公里,10分鐘車程可達近鐵城市廣場、大悦城、上海跨國採購會展中心等城市綜合體及商業配套,距離上海市兒童醫院僅1.8公里,周邊學校有華東師範大學第二附屬中學、華東師範大學第四附屬中學、新普陀小學、長征中心小學等教育資源。
