正榮地產(06158.HK)以7,500萬人民幣悉售房地產開發合資公司80%權益
正榮地產(06158.HK)公布,附屬公司南京正奈置業發展將以總代價7,500萬元人民幣,向長江產業投資集團旗下湖北長江產業載體出售合資企業南京正琪置業的80%權益及及相關待售債權。
南京正琪置業通過項目公司持有南京市江北新區一幅地皮50%的土地使用權,地皮總佔地面積約48,786.26平方米,規劃作住宅及商業用途,目前物業項目正在建設中,當中約21%的可出售物業已售出。
正榮地產表示,考慮到目前市況以及日益嚴峻的經營環境,該項目及其鄰近的物業開發項目的售價普遍下降20%至30%,銷情大受影響,或需要更長時間變現,因此相信出售股權可為集團提供即時現金流入,增加流動性,減輕集團對目標公司及項目公司的資金責任,有助穩定整體營運狀況。
