《本地樓市》美聯測量:荃灣臨海住宅地成交價符預期
荃灣寶豐路住宅地皮日前在接獲10份標書競投下,以14.388億元批予嘉里建設(00683.HK),每呎樓面呎價4,578元。美聯測量師行董事林子彬表示,由於是次推出的地皮規模及投資額適中,加上質素不俗,享有海景,可發展中小戶型,相信可迎合市場需要,故發展商入標出價亦見積極,成交價亦合符市場預期。
林子彬稱,由於近期市況回暖,故吸引發展商更積極參與及吸納市場規模適中的地皮,儘管近期有地皮出現流標,但主要涉及規模及投資額較大的項目。該荃灣臨海住宅地皮發展規模較適中,料投資風險較低,可吸引多間發展商參與,反應較好。
資料顯示,項目位於荃灣寶豐路,地皮面積約為近9萬平方呎,估計可建樓面面積約為31.43萬平方呎。地皮位置清靜,發展規模適中,惟往返荃灣市中心需有交通接駁,另具臨海優勢,相信落成後不少中高層單位可享海景。此外,項目鄰近大型屋苑,可享有消閒購物及巴士小巴等交通配套。
